This Disclaimer ("Disclaimer") forms an integral part of the 99Broker Terms & Conditions, Privacy Policy, Buyer Agreement, Seller Agreement, Broker Agreement, and all other legal documents published by 99Broker, a product of 99Yard – A Unit of Rudra Group ("99Broker", "Company", "Platform", "we", "our", or "us").

By accessing or using the Platform, you acknowledge that you have read, understood, and agree to this Disclaimer.

01 Technology Platform Only

99Broker is a Software-as-a-Service (SaaS) platform designed to assist real estate professionals in managing buyers, sellers, properties, follow-ups, site visits, documents, and business operations.

99Broker is not a developer, property owner, dealer, broker for your transaction, bank, financial institution, legal/tax advisor, valuer, architect, or land record authority. The Platform merely provides technology services and does not become a party to property transactions between Users.

02 No Legal Verification

Unless expressly stated in writing, 99Broker does not independently verify property ownership, legal titles, chain of titles, mutation jamabandis, encumbrances, mortgages, court litigations, building approvals, RERA registrations, structural safety, or tax/utility compliance. Users must independently verify all details before entering into transactions.

03 Property Listings

Property information available on the Platform is supplied by Sellers, Owners, Builders, Developers, or Brokers. Although reasonable efforts are made to remove fraudulent listings when identified, the Company does not warrant that listings are complete, accurate, or genuine. Users must conduct independent verification.

04 No Investment Advice

Nothing on the Platform constitutes investment, financial, legal, tax, valuation, engineering, or structural advice. Any market trends or locality data are provided solely for general informational purposes. Seek advice from qualified professionals before making commercial decisions.

05 No Guarantee of Transaction

99Broker does not guarantee the sale/purchase/lease of any property, loan approvals, mutations, possession timelines, investment returns, capital appreciation, property availability, or successful completion of negotiations.

06 AI Disclaimer

The Platform provides AI-powered descriptions, search assistance, locality insights, and communication drafts. AI-generated content may contain errors, become outdated, or omit facts, and should not be relied upon as professional advice. Verify all AI outputs before acting.

07 Broker Disclaimer

99Broker does not control or supervise the professional conduct of independent Brokers using the Platform. We do not guarantee broker competence, licensing status, honesty, or performance. Users should independently evaluate brokers before engagement.

08 Seller Disclaimer

The Company does not certify that Sellers possess lawful titles, authorization to sell, or that uploaded property photos/documents are genuine. These remain the Seller's personal responsibility.

09 Buyer Disclaimer

The Company does not guarantee that Buyers possess sufficient financial capacities, will proceed after site visits, obtain financing, or honour purchase offers.

10 Property Valuation Disclaimer

Property prices shown are supplied by Users, may differ from actual market values, and are not certified valuations. The Company does not provide valuation services.

11 Maps and Location Information

Maps, GPS directions, locality boundaries, and navigation coordinates are for convenience only. The Company does not guarantee location accuracy.

12 Third-Party Services

The Platform integrates with third-party gateways, SMS, WhatsApp, map, and cloud providers. The Company is not responsible for their security, performance, or availability, which are subject to their own policies.

13 Document Disclaimer

Documents uploaded to the Platform are supplied by Users. The Company does not certify documents as genuine, complete, or valid. Obtain independent legal verification before relying on them.

14 Due Diligence Responsibility

Every Buyer, Seller, Broker, Tenant, and Owner is solely responsible for conducting appropriate legal, technical, commercial, and financial due diligence. The Company is not liable for failures to do so.

15 No Fiduciary Relationship

Use of the Platform does not create any agency, partnership, employment, joint venture, fiduciary, or trustee relationship between the Company and any User.

16 Limitation of Liability

To the maximum extent permitted by law, the Company is not liable for title/ownership/boundary disputes, user fraud, forged documents, brokerage fee disputes, loan rejections, registration delays, or investment/commercial losses. Nothing in this Disclaimer excludes liability that cannot lawfully be excluded under Indian law.

17 Force Majeure

The Company is not liable for defaults caused by events beyond its reasonable control, including natural disasters, war, pandemic, government actions, internet outages, cyberattacks, or power grid failures.

18 Electronic Records

Users acknowledge that electronic logs (audit trails, verification status, acceptances, and timestamps) maintained by 99Broker are valid evidence of user actions, subject to applicable law.

19 Changes to this Disclaimer

This Disclaimer may be revised. Continued use of the Platform after updates indicates consent to the revised terms.

20 Professional Relationship Disclaimer

99Broker provides technology tools to assist Brokers in managing client relationships, communications, property information, and transactions. The Platform does not supervise, direct, or control the professional judgment exercised by independent Brokers. Any advice, recommendation, negotiation strategy, pricing opinion, or representation made by a Broker is solely that Broker's responsibility and does not represent the views or advice of 99Broker.
